Considering An Estate Sale
The first step is always a free consultation. This appointment consists of a detailed walk through of the home. Please do NOT trash or donate anything because you may be giving away the very things that are essential to a successful estate sale! Everything is sell-able! Once we have seen everything, we will propose a commission rate for our services. We charge a flat commission on the gross sales. There are no separate labor and set-up fees and no surprise fees in the end. This rate is determined by factors including what items are for sale, the amount of time needed to prepare the home for the sale, and how much labor is involved.
The sale itself is typically two days depending on the size of the house and the number of items. Friday & Saturday are common estate sale days. The home will be open to the public and managed by us, the owners. People line up outside and wait for their name to be called to enter. A cashier table is placed by the front door making it easier to maintain control and flow. Small valuable items will be near the cashier and there will be several experienced staff on hand throughout the home.
Plan on having us begin organizing approximately two weeks before the estate sale depending on the number of items you have for sale. No matter what stage or array the home is in we start with going through draws, cabinets, closets, and dressers. We go through every single room inside and outside. We provide everything needed to create a retail atmosphere. Everything will be organized and priced. While staging your home, we begin advertising your sale to the public using special venues specific to the estate sale community, making certain the right people know.
After the sale you can expect anywhere from 10% – 25% of your items to remain. What happens to the remaining items is up to you and will have been discussed at the initial consultation. In the rare event that a clean out is required, we can provide you with additional resources. There are many options available to you. Within 5-10 business days of the estate sale, you will receive a check from us with your percentage of the sales. You will never, under any circumstances, owe money to us after a completed sale. We leave the home ready for its next step.
